Pre-Arrival Cancellation Policy
This Townhouse has been family operated since 1944 and is registered in the National Register of Historic Places. Our turn-of-the-century guest house features reasonably priced guest rooms beautifully decorated with French- Rococo- Venetian and Victorian antiques. Formerly a Bed and Breakfast, Anthony's Town House has large family rooms available to our guests as well. Our immaculate guest house is smoke free. All of our guest rooms include Air Conditioning, fans, cable television, clocks and guest refrigerator. You may also request wireless internet, VCR, DVD, fax, iron, ironing board and hair dryers.
Located in Boston's historic Back Bay, Guest Rooms offers a convenient and affordable hotel alternative. This elegant, turn-of-the-century Brownstone style building has been renovated to include today's amenities while preserving its notable architectural detail. Most rooms include Kitchenettes, private bath, direct-dial phones with voice mail, cable TV, air conditioning. We offer nightly, weekly and monthly accommodations in a variety of room styles and sizes. Enjoy some of Boston's finest, nearby restaurants, or relax and prepare a light meal in your own kitchenette. When visiting Boston for business or pleasure, relocation or any short-term rental need, Guest Rooms offer modestly-priced accommodations, in a warm, quiet residential setting, minutes away from the heart of Boston. Reservation: We request a deposit in full for one night stays; 50% deposit for multiple nights. Monthly stays require a security deposit, refundable upon departure. 14 days notice needed for change, or cancellation of stay; less than 14 days refund upon full re-rental of our units, either way less a $10 service fee. Please have valid driver's license, Passport, or other photo ID available upon check in. Please visit our reservations page to fill out an online request. A family-owned and operated private business established in 1985. We are located in the heart of Back Bay; Boston’s most desirable and safest residential area. We are "walking distance close" to Newbury Street, Boston Public Gardens, Charles River, and Cambridge. We provide clean, economical, all-included housing in single or shared person rooms. Each room has a private or semi-private bathroom and regular maid service. Every room has a private telephone with free in-town phone calls! Each room is completely furnished. Towel and bed linens, television, microwave oven, refrigerator and air-conditioning or heating are all included. For an additional fee, wireless high-speed internet access is available in every room. There are no hidden costs or taxes added to your cost. The only thing we require at the time of Check-In is a $200 cash Room + Key refundable security deposit. Room prices vary depending on length of stay and choice of individual or shared (2-4 persons per/room) accommodation. Breakfast and Dinner are included every day. Laundry facilities, washing and drying machines, Piano Room and TV Room are also available.
All of the above rates are per night and include breakfast and dinner.
PLEASE NOTE RESERVATIONS & CANCELLATIONS ACCOMMODATION: Hostel (Back Bay) The hostel is in downtown Boston, in the Fenway area which boasts some of the best museums and nightlife in the city. The famous Freedom Trail, taking in the historic sights of the American Revolution, is within easy reach. There are 205 beds. Facilities include internet access, kitchen and laundry. Hostel – Back Bay provides a unique experience for all ages at affordable rates. We are located in the Back Bay area of downtown Boston. A knowledgeable staff, daily activities and safe, clean accommodations ensure that your trip to Boston will be an enjoyable one. Useful Information
ACCOMMODATION: Hostel (Berkeley) Want to stay with us even longer? Long-term residency is available to women at the Berkeley as well! Each room at the Berkeley is fully furnished with a bed, bureau, desk, and closet. There are two large bathrooms on each floor. Long-term residency includes breakfast and dinner. Cable television and private phones are available. Residents may bring TV, radio, stereo, small refrigerator and other (non-cooking) appliances. The building has a large dining room, laundry, central TV area with cable, cozy snack area, comfortable reading areas, a spacious living room with fireplace, and a garden. Our superb staff provides 24 hour reception and telephone message service, weekly linen service, light housekeeping, and 24 hour security.
There are two large bathrooms on every floor, each with several showers and stalls.The Residence does have a TV Room that is open 24 hours. The Berkeley also has a Video Room.
The hall house phones are also available for outgoing calls. If you are a long-term resident, you may make arrangements with the phone company to install your own phone. The Guest House is a self-catered apartment service. They provide all the room amenities of a hotel such as clean linens and furniture, utilities included, free internet and satellite or cable TV, plus what you would find in an apartment such as a kitchen to prepare your own meals. It is 15 – 20 minutes from our school and 2 to 5 minutes walk to the closes T-station.
Payment is due in full at time of reservation.
Our minimum stay is 4 weeks. For shorter stays, please contact us. Check-In: Check-in time is at 3:00 - 6:00 PM at the latest. For late arrivals (from 6 PM to 8PM at the latest, from Monday to Friday) and weekends and holidays, check-in can be arranged with the management. Additional fees may apply. Apartment Occupancy: Studios are limited to 2 occupants. Our published rate is for one occupant. Additional guests must be signed in at time of reservation or with 2 weeks advance notice. An additional $10 per night/per guest will be added to the apartment rate. No children under 12 years of age please. Additional mattress / bed and linens may be requested for a set up charge of $50 plus $20 x night. Housekeeping: It is the guest’s responsibility to keep the apartment clean. Light housekeeping is offered as an extra service.
Check-Out Policy: Check-out time is 11:00 A.M.
If check-out has not taken place by 11:00 A.M. of the departure day, an additional week will be charged to the guest’s security deposit.
Key Return: Keys must be left inside apartment on the day of departure apartment door must be closed even if unlocked. For unreturned keys, $50.00 will be charged to the guest’s account.
Rent and Rates: We charge a monthly rate (4 weeks instead of 4.3 weeks per month) if you start the lease on the first day of the month and end it on the last day of a month. For lease started on any other day or for partial months, rent is charged on a weekly basis. We do not pro-rata rent on a daily basis. We request that you prepay the apartment for your full stay in advance of arrival. If your stay will be 2 months or more, please pay 8 weeks rent, a 4 week balance will be due 3 weeks ahead of each recurring month. Shorter stays (less than 4 weeks) are priced higher if we agree to them.
Rent for up to 8 weeks, a $100 cleaning and set up fee and a key/security deposit of $430 are due immediately after we accept your reservation request. After we accept your reservation, please pay the $430 key/security deposit by clicking the PAY NOW button on our reservation page. Once we receive this amount we email you a lease. Please sign the lease and fax it back to us or attach it to an email, please follow this by mailing us a check for the rent at the address we provide in our lease email. You can choose to wire funds into our account: we will send you wiring instructions if you choose this option.
Utilities: All utilities (heat, electrical, water) are included.
Payment Method: Payment is due in full at time of reservation. Options include: VISA, MasterCard, Amex, Money Order, Bank Wire, check, cash, PAYPAL. Cancellation Policy: There is a $430 fee for all cancellations. Cancellations will be accepted with 4 weeks notice before the scheduled arrival date. We deduct $30 from refund if you cancel 4 weeks prior to arrival. For less than four weeks notice, the guest’s rent prepayment will be charged if we cannot rent the apartment for the same dates and rate. Apartment Condition: It is the responsibility of the guest to leave the apartment clean. Should the condition of the apartment be deemed unacceptable upon inspection by us, there might be additional charges. The cleaning fee we charge upfront is for light cleaning and for towel and linen cleaning. Any damages, forgotten personal items, trash bags or broken items will be subtracted from your deposit. If furniture is moved from its original location, we may charge your security deposit a $50 fee. The Guest House is not responsible for any damage to or loss of personal property while guests are staying in any of our apartments. This includes any personal possessions left behind upon departure. Parking: We have limited parking spaces. If you are interested please check with our office. Parking fee is $10 per night. Vehicles without Parking permission will be towed immediately at owner’s expense. The Guest House assumes no responsibility or liability for injury or damage to any person(s), vehicle(s), or property therein, while using its parking facilities. The Guest House is not responsible for snow removal of parking space, the owner of the car is.
